Description: This course examines the function and purpose of status certificates. Many condo buyers and sellers are unaware of the responsibilities undertaken when owning a condo unit. Status certificates spell out the obligations and responsibilities of condo unit owners as well as the rules condo owners agree to abide by. It is essential that buyers get a status certificate and have it reviewed by the proper counsel. It is becoming trendy for realtors to pay for the status certificate as a marketing tool. Done incorrectly, a realtor's good intentions may be a liability for the client. The course looks at how to use the status certificate correctly as a marketing tool without jeopardizing your client. It also looks at the specific changes to the Ontario Condominium Act that were effective May 1, 2001.
